Turn your unused basement into a legal, income-generating rental unit. Adding a legal second unit is one of the highest-return upgrades a Toronto-area home can make — but only if it's designed to code. Our basement second unit service covers everything a municipality will ask for: zoning checks, fire separation, egress and mechanical design, so your rental can be approved and occupied with confidence. A secondary suite that pays for itself. A basement second unit — also called a secondary suite — is a self-contained apartment built into the lower level of your home. When done right, it adds steady rental income, increases your property value, and helps you qualify for a larger mortgage. RCI Consulting prepares complete permit-ready drawings for legal basement apartments across Toronto and the GTA. We handle everything from zoning and by-law checks to fire separation, egress windows, and mechanical design — so your unit meets every requirement of the Ontario Building Code. From the first measure to final permit approval, our team coordinates with licensed structural and HVAC professionals to keep your project on schedule and your approval guaranteed. We know exactly what municipalities look for, and we design to pass inspection the first time. Key facts: Turnaround 5–7 days; minimum ceiling height 6' 5"; egress required; permit type: building permit. What's included: - Fire Separation & Code: Proper fire-rated separation, smoke alarms and interconnected detection designed to code. - Egress Windows: Compliant egress window sizing and placement for every bedroom, sized to pass inspection. - Separate Entrance: Dedicated side or rear entrance design for privacy and full tenant independence. - Plumbing & Electrical: Complete kitchen and bathroom rough-in layouts, panel loads and mechanical coordination. - Zoning & By-law: We verify zoning allowances, parking requirements and setback compliance before design begins. Process: 1) Free Consultation — we review your basement, lot and goals to confirm a second unit is feasible and profitable. 2) Measure & Assess — our team measures the space and flags any code, egress or structural constraints early. 3) Design & Drafting — we prepare permit-ready architectural, structural and mechanical drawings. 4) Permit & Approval — we submit to the municipality and manage revisions until your permit is issued. At a glance: 5–7 day turnaround; +$1,200 average monthly rental income; 100% approval rate. FAQ: - How much does a basement second unit cost to design? Design and permit drawings for a legal basement apartment are $750 flat, and scale with size, scope and whether structural or mechanical changes are required. That $750 covers the design and permit package only — the separate entrance is not included and is quoted on its own, and construction is a separate cost. Contact us for a firm quote after a free consultation. - What is the minimum ceiling height required? Ontario Building Code generally requires a minimum ceiling height of 6' 5" (1.95 m) in a second unit, though local by-laws can be stricter. We verify your specific municipality's requirements during the assessment. - Do I need a separate entrance? Yes — a legal second unit requires its own dedicated entrance, either a separate exterior door or a private entry from a shared area. We design the layout to maximize privacy and meet code. - How long does permit approval take? Most basement second unit permits are issued within 4 to 6 weeks after submission, depending on the municipality's workload and the completeness of the drawings. We handle revisions to keep it moving. - Will a second unit increase my property value? Yes. A legal, income-generating basement apartment typically adds significant value and can help you qualify for more financing because lenders count the rental income toward your mortgage. ## Basement Finishing URL: https://www.rciconsulting.ca/services/basement-finishing Price: From $750, scaling with size and scope. We prepare the drawings so your application is complete and approved quickly. - What is the minimum ceiling height for a finished basement? Ontario Building Code requires a minimum of 6' 5" (1.95 m) in finished basement living areas. We assess your space early so there are no surprises. - How do you handle moisture and dampness? We review existing conditions and specify proper insulation, vapour barrier and drainage details to keep your finished basement dry and comfortable. For serious water issues, we coordinate with specialists. - Can I add a bedroom and bathroom in the basement? Yes, as long as egress requirements are met for the bedroom and plumbing is properly vented and sized. Our drawings cover both so the layout passes inspection. - How long does the design and permit process take? Drawings are ready in 5–7 days. Permit approval then follows, on the review timeline set by the municipality. ## Garden Suite URL: https://www.rciconsulting.ca/services/garden-suite Price: $1,750 flat, with HVAC design included. A detached, income-generating home in your own backyard. Garden suites are reshaping how GTA homeowners use their backyards — a detached rental, an in-law residence or a private studio, all on your own lot. Our garden suite service covers zoning, setbacks and the foundation and utility design, so your backyard home is both permitted and buildable. Your backyard, working harder. A garden suite is a self-contained, detached dwelling built in the rear yard of an existing home. It's a flexible space — a rental unit, an in-law suite, or a private studio — that adds both income and value to your property. RCI Consulting designs permit-ready garden suites that respect your lot's zoning, setbacks and coverage limits. We coordinate architectural, structural, mechanical and site services into one cohesive drawing package so your suite is approved and buildable. Process: 1) Feasibility Review. 2) Site Assessment. 3) Design & Drafting. 4) Permit & Approval. At a glance: 5–7 day turnaround; +$1,500 average monthly rental income; 100% approval rate. FAQ: - What is the difference between a garden suite and a basement unit? A garden suite is a detached, standalone building in the rear yard, while a basement unit is inside the main home. Garden suites offer full privacy and independence but are limited by lot size and zoning. - How big can my garden suite be? Size depends on your lot's area, zoning and municipal by-laws, which typically cap coverage and height. We evaluate your specific property during a free feasibility review. - Can a garden suite have its own address and utilities? Yes. Garden suites typically receive separate water, sewer and electrical connections. Address and meter arrangements vary by municipality, and we coordinate the details in your drawings. - Do I need planning approval in addition to a building permit? Some municipalities require a minor variance or site plan approval in addition to the building permit. We identify exactly what your project needs up front so there are no delays. - How long does it take to get a garden suite approved? Most garden suite permits are issued within 6 to 8 weeks of submission, though variance applications can extend the timeline. We manage every step for you. ## Custom Homes & Additions URL: https://www.rciconsulting.ca/services/custom-homes-additions Price: From $1,750 for additions; larger custom homes are quoted after a free consultation. Footing size depends on your deck's height, size and soil conditions. We engineer footings and beams to safely carry the loads, so you avoid settling and failure. - Can you design a deck with a roof or pergola? Yes. We design covered porches, decks with pergolas and screened outdoor rooms, integrating the roof structure with your home where needed. - What is the best material for an Ontario deck? Both pressure-treated wood and composite are excellent choices. Composite costs more up front but requires less maintenance. We specify the right system for your budget and climate. - How long does deck design and permitting take? Deck drawings are ready in 5–7 days. Permit approval then follows, on the review timeline set by the municipality. ## Interior Alteration & Renovation URL: https://www.rciconsulting.ca/services/interior-alteration-renovation Price: From $1,750, covering architectural and structural design with beam details. We assess load paths and design beams, columns and connections that carry the structure safely, so your new open layout is as sound as it is striking. Reimagine your interior, safely. Yes, in most cases. We design a beam and support system that carries the loads, letting you remove the wall safely while maintaining structural integrity. - Do I need a permit for interior renovations? What is a garden suite in Ontario? A garden suite is a self-contained secondary dwelling built in the backyard of an existing home, with its own kitchen, bathroom and entrance. Following recent provincial housing reforms, most Ontario municipalities now permit them, and many allow them as-of-right in residential zones. Ontario garden suite rules & requirements: A garden suite is a new dwelling, so it always requires a building permit. The key requirements are a zoning review (the zone must permit a secondary dwelling), minimum setbacks from side and rear property lines, size and height limits that vary by municipality, parking rules, and fire separation and safety where the suite sits close to the main house or a property line. Exact limits vary by city, so RCI Consulting reviews your specific property's zoning before you commit. How much does a garden suite cost in Ontario? Costs vary by size and municipality. RCI Consulting's permit-ready garden suite drawing package is $1,750 flat with HVAC design included, which is separate from construction cost. Fully built, a garden suite in Ontario commonly ranges from roughly $150,000 to $350,000 or more depending on size, site conditions, finishes and municipal fees — the majority of which is construction. The garden suite building permit process: 1) Zoning check — confirm the zone allows a garden suite and identify coverage, setback, height and parking limits. 2) Design & drawings — produce permit-ready architectural, structural and HVAC drawings. 3) Permit application — assemble and submit the complete package to the municipality. 4) Municipal review — respond to every review note until the file is clear. 5) Approval — the building permit is issued. 6) Construction — the suite is built from the approved drawings. 7) Inspections — the municipality inspects at foundation, framing, insulation and final stages. Why BCIN-certified permit drawings matter: In Ontario, permit drawings must be prepared or reviewed by a qualified designer, and a BCIN number is proof of that provincial qualification. A BCIN-certified designer takes responsibility for the Code compliance of the drawings. RCI Consulting is BCIN certified and can review and stamp permit drawings for garden suite projects across Ontario. Garden suite vs basement apartment: A garden suite is a detached building in the backyard offering full privacy but requiring enough rear-yard space and coverage room, and it costs more because it is new detached construction. A basement apartment is inside the existing lower level of the home, works on almost any lot with a suitable lower level, costs less, and is best for budget-focused rental income. Garden suite FAQ: - Do I need a building permit to build a garden suite in Ontario? Yes. A garden suite is a new dwelling, so it always requires a building permit, and some lots also trigger a minor variance or site plan approval. - How much does a garden suite cost in Ontario? Drawings from RCI Consulting are $1,750 flat including HVAC design; fully built, most projects run roughly $150,000 to $350,000 or more. - Can I build a garden suite as-of-right in my backyard? Often yes, but it depends on your municipality and your lot; we check your specific property's zoning before you spend on construction. - Why do I need BCIN-certified permit drawings? Permit drawings must be prepared or reviewed by a qualified designer, and a BCIN number proves that qualification. RCI Consulting is BCIN certified and can review and stamp drawings across Ontario. ## HVAC: Residential & Commercial Permit Drawings in Ontario URL: https://www.rciconsulting.ca/hvac-permit-drawings-ontario An in-depth guide to HVAC and mechanical permit drawings in Ontario for homes and commercial buildings — what they are, when they are required, what they include, real costs, the permit process, and why BCIN-sealed drawings matter. What are HVAC permit drawings in Ontario? HVAC permit drawings (also called mechanical permit drawings) are the sealed plans that document how a building is heated, cooled and ventilated — the equipment, the ductwork that distributes air, the exhaust and supply systems, and a schedule of every unit and its capacity. In Ontario, most projects that change a building's mechanical systems require them: new homes and additions, basement second units, garden suites and commercial fit-outs. Because heating and ventilation affect life safety and energy performance, the drawings must be prepared by a qualified designer rather than sketched on site. RCI Consulting prepares them as one coordinated, submission-ready package. Ontario HVAC & mechanical permit requirements: Key requirements are a building permit for any project that adds, changes or legalizes mechanical systems; compliance with the mechanical provisions of the Ontario Building Code; supply and return duct sizing and routing for correct airflow and clearance; ventilation and exhaust (including supply and make-up air) design; fire separation and fire dampers where ducts pass through fire-rated assemblies; and equipment efficiency, insulation and combustion air meeting Ontario's energy requirements, with every unit itemised on a mechanical schedule. The exact requirements vary by municipality, so RCI Consulting reviews your specific project before you commit. How much do HVAC permit drawings cost in Ontario? It helps to separate the design and drawing package from the equipment and installation. RCI Consulting's permit-ready drawing packages start at $750, and mechanical design is included where the project needs it — garden suite drawings from $1,750 already include HVAC design. The equipment and installation itself is a separate, larger cost; a full residential system commonly lands around $8,000 to $30,000 or more depending on size, efficiency and whether new ductwork is added, with commercial systems running higher. The HVAC building permit process: 1) Scope review — confirm which mechanical drawings the permit needs and what the municipality will review. 2) Site review — assess existing equipment, ductwork, clearances and available space. 3) Load calculations — calculate heating and cooling loads and select and size the equipment. 4) Design & drawings — draw duct routing, diffusers and ventilation, and produce the mechanical equipment schedules. 5) BCIN review & sealing — a BCIN-certified designer reviews and seals the drawings. 6) Submission & approval — submit the mechanical drawings and respond to review comments until the permit is issued. Why BCIN-certified mechanical drawings matter: In Ontario, mechanical permit drawings must be prepared or reviewed by a qualified designer, and a BCIN number is proof of that provincial qualification. A BCIN-certified designer takes responsibility for the Code compliance of the drawings they seal. An unsealed sketch is not enough, and drawings without a qualified designer behind them are far more likely to be rejected or refused at inspection. RCI Consulting is BCIN certified and can review and seal HVAC and mechanical drawings for projects across Ontario. When you need HVAC permit drawings — and when you don't: New homes and additions, basement second units, garden suites and commercial fit-outs all usually require sealed mechanical drawings. A like-for-like furnace replacement and an AC-only addition to an existing system often do not require drawings on their own, though requirements vary by municipality and are confirmed case by case. HVAC permit drawings FAQ: - Are HVAC drawings required for a building permit in Ontario? In most cases, yes — any project that adds, changes or legalizes mechanical systems requires mechanical drawings as part of its building permit. Smaller work such as a like-for-like furnace replacement often does not. - What do HVAC permit drawings include? A complete mechanical set covers the HVAC layout, supply and return duct sizing and routing, ventilation and exhaust design, and a mechanical equipment schedule listing every unit, capacity and specification. - Do mechanical drawings need to be sealed and BCIN certified? Yes. Building departments require mechanical drawings prepared by a qualified designer, and a BCIN number proves that qualification. RCI Consulting is BCIN certified and can review and seal mechanical drawings across Ontario. - How much do HVAC permit drawings cost, and how long do they take? RCI Consulting's permit-ready drawing packages start at $750, and mechanical design is included where the project needs it — garden suite drawings from $1,750 include HVAC design. Most residential mechanical packages are ready within one to two weeks, and commercial packages in two to three weeks. ## Plumbing: Residential & Commercial Permit Drawings in Ontario URL: https://www.rciconsulting.ca/plumbing-permit-drawings-ontario An in-depth guide to plumbing and drainage permit drawings in Ontario for homes and commercial buildings — what they are, when they are required, what they include, real costs, the permit process, and why BCIN-sealed drawings matter. What are plumbing permit drawings in Ontario? Plumbing permit drawings are the sealed plans that document how a building is supplied with water, how it drains and vents, and how gas reaches its appliances — the water supply layout, the drain-waste-vent (DWV) routing and sizing, gas piping, and a schedule of every fixture and connection. In Ontario, most projects that add or change plumbing require them: new homes and additions, basement second units, garden suites and commercial fit-outs. Because drainage, venting and backflow affect health and safety, the drawings must be prepared by a qualified designer rather than sketched on site. RCI Consulting prepares them as one coordinated, submission-ready package. Ontario plumbing permit requirements: a building permit for any project that adds, changes or legalizes plumbing; compliance with the plumbing provisions of the Ontario Building Code; water supply and DWV sizing and routing for correct pressure, drainage and venting; natural gas piping sized to the connected load; code-compliant vent connections and backflow prevention on commercial services; and a fixture schedule itemising every fixture, drain and connection. The exact requirements vary by municipality, so RCI Consulting reviews your specific project before you commit. How much do plumbing permit drawings cost in Ontario? It helps to separate the design and drawing package from the fixtures and installation. RCI Consulting's permit-ready drawing packages start at $750, and plumbing design is included where the project needs it — garden suite drawings from $1,750 already include the plumbing scope. The fixtures, piping and installation are a separate, larger cost, commonly running from about $3,000 to $25,000 or more depending on the fixtures and whether new drainage is added, with commercial systems running higher. The plumbing building permit process: 1) Scope review — confirm which plumbing drawings the permit needs and what the municipality will review. 2) Site review — assess existing services, fixtures, routing and clearances. 3) Supply & DWV sizing — size the water supply, drainage and vent stacks and design the gas piping to load. 4) Design & drawings — draw the supply, DWV, gas and fixture layouts and produce the plumbing schedules. 5) BCIN review & sealing — a BCIN-certified designer reviews and seals the drawings. 6) Submission & approval — submit the plumbing drawings and respond to review comments until the permit is issued. Why BCIN-certified plumbing drawings matter: In Ontario, plumbing permit drawings must be prepared or reviewed by a qualified designer, and a BCIN number is proof of that provincial qualification. A BCIN-certified designer takes responsibility for the Code compliance of the drawings they seal. An unsealed sketch is not enough, and drawings without a qualified designer behind them are far more likely to be rejected or refused at inspection. RCI Consulting is BCIN certified and can review and seal plumbing and drainage drawings for projects across Ontario. When you need plumbing permit drawings — and when you don't: New homes and additions, basement second units, garden suites and commercial fit-outs all usually require sealed plumbing drawings. A like-for-like fixture replacement and a same-type water heater swap often do not require drawings on their own, though requirements vary by municipality and are confirmed case by case. Plumbing permit drawings FAQ: - Are plumbing drawings required for a building permit in Ontario? In most cases, yes — any project that adds, changes or legalizes plumbing requires plumbing or drainage drawings as part of its building permit. Smaller like-for-like work often does not. - What do plumbing permit drawings include? A complete plumbing set covers the water supply layout, drain-waste-vent (DWV) sizing and routing, gas piping, and a fixture schedule listing every fixture, drain and connection. - Do plumbing drawings need to be sealed and BCIN certified? Yes. Building departments require plumbing drawings prepared by a qualified designer, and a BCIN number proves that qualification. RCI Consulting is BCIN certified and can review and seal plumbing drawings across Ontario. - How much do plumbing permit drawings cost, and how long do they take? RCI Consulting's permit-ready drawing packages start at $750, and plumbing design is included where the project needs it — garden suite drawings from $1,750 include the plumbing scope. Most residential plumbing packages are ready within one to two weeks, and commercial packages in two to three weeks. - Do commercial plumbing drawings differ from residential ones? They do. Commercial drawings add riser diagrams, backflow prevention, larger drainage and grease systems, and washroom fixture counts sized to occupancy, while residential work focuses on supply, DWV, gas and fixture layouts. --- ## Basement Second Units in Ontario: Permits, Cost & Rules URL: https://www.rciconsulting.ca/basement-second-units-ontario An in-depth guide to legal basement second units in Ontario — what they are, the code requirements, real costs, the permit process and why BCIN-certified drawings matter. What is a basement second unit in Ontario? A basement second unit (also called a secondary suite or legal basement apartment) is a self-contained dwelling built into the lower level of a home, with its own kitchen, bathroom and separate entrance, so it can be rented and lived in completely independently of the main house. In Ontario it has to meet specific requirements of the Ontario Building Code — a minimum ceiling height, a code-compliant egress window in every bedroom, fire separation from the rest of the home, interconnected smoke and carbon monoxide alarms, and a dedicated entrance. Ontario basement second unit requirements: Key requirements are a building permit (a second unit is a self-contained dwelling); zoning and secondary suite rules (the zone must permit a secondary suite, with parking and by-law limits verified); a minimum ceiling height of about 6' 5"; a code-compliant egress window in every sleeping area; fire separation from the rest of the home together with interconnected smoke and carbon monoxide alarms; and a dedicated entrance (a separate exterior door or a private path from a shared space). Exact requirements vary by home and municipality, so RCI Consulting reviews the specific basement before design begins. How much does a legal basement apartment cost in Ontario? It helps to separate the design and permit package from the construction. RCI Consulting's permit-ready basement drawing package is $750 flat, which is separate from construction cost. The separate entrance is not included in that $750 and is quoted on its own. The build-out — kitchen, bathroom, separate entrance, fire separation, egress and mechanical work — is the larger cost and commonly runs well into five figures depending on size and finishes. The basement second unit permit process: 1) Feasibility review — confirm the zoning allows a second unit and check ceiling height, parking and by-law limits. 2) Measure & assess — measure the space and flag egress, moisture, structural or service constraints. 3) Design & drawings — produce permit-ready architectural, structural and mechanical drawings. 4) Permit application — assemble and submit the complete package. 5) Municipal review — respond to every review note until the file is clear. 6) Approval & construction — the permit is issued, the unit is built from the approved drawings, and the designer of record answers field questions. Why BCIN-certified drawings matter: In Ontario, permit drawings must be prepared or reviewed by a qualified designer, and a BCIN number is proof of that provincial qualification. A BCIN-certified designer takes responsibility for the Code compliance of the drawings. RCI Consulting is BCIN certified and can review and stamp permit drawings for basement second units across Ontario. Basement second unit vs basement finishing: A second unit is a self-contained rental unit that generates income, requires full secondary-suite permit scope (fire separation, egress, separate entrance, mechanical design) and costs more because it adds a kitchen, bathroom and entrance; it is best for owners who want rental income and added resale value. Basement finishing adds living space for the existing household, has a lighter permit scope, costs less because it converts existing space, and suits families who need more room without a new build. Basement second unit FAQ: - Do I need a permit for a legal basement second unit in Ontario? Yes — a second unit is a self-contained dwelling, so it always requires a building permit covering the new walls, plumbing, mechanical work and separate entrance. - What are the main code requirements for a second unit? A minimum ceiling height of about 6' 5", a code-compliant egress window in every sleeping area, fire separation from the rest of the home, interconnected smoke and carbon monoxide alarms, and a dedicated entrance. - How much does a legal basement apartment cost in Ontario? RCI Consulting's permit-ready basement drawings are $750 flat, with the separate entrance not included and quoted on its own; the construction itself is the larger cost and commonly runs well into five figures. - How long does a basement second unit permit take? Drawings are ready in 5–7 days. Permit approval typically follows within four to six weeks of submission, depending on the municipality. - Can I turn an existing finished basement into a legal second unit? Often yes — we assess the existing layout against egress, fire separation, ceiling height and entrance requirements, then design the changes needed to bring it up to code. - Does a legal basement second unit increase my property value? A legal, income-generating basement apartment typically adds significant value and produces steady rental income, and lenders will often count that income toward financing. --- # Guides Hub ## Guides & Resources Hub URL: https://www.rciconsulting.ca/guides RCI Consulting's guide hub collects every in-depth Ontario permit-drawing guide in one place, filterable by Residential, Commercial and Mechanical. URL: https://www.rciconsulting.ca/blog/building-permit-drawings-cost-ontario A straight answer on building permit drawing costs in Ontario — typical price ranges by project type, what a drawing package includes, what drives the quote, and the difference between the drawing cost and the municipal permit fee. The short answer: for most Ontario projects, a permit-ready drawing package costs somewhere between about $750 and a few thousand dollars. Small work such as a deck, garage or basement package sits at the low end; a full custom home, addition or commercial fit-out is quoted per project once the scope is confirmed. This is the cost of the drawings and does not include the separate municipal permit fee. What a building permit drawing package includes: floor plans and elevations (scaled plans, exterior elevations and sections); a site plan (footprint, setbacks, lot coverage, parking and grading); structural drawings (footings, foundations, beams, columns and framing where the work is structural); and HVAC and mechanical drawings (heating, ventilation and plumbing layouts and equipment schedules where the project triggers mechanical requirements). Typical costs by project type: basement and secondary unit drawings $750 flat; deck and porch drawings $900 flat; detached garage drawings $900 flat; garden suite drawings $1,750 flat with HVAC design included; and custom homes, additions and commercial fit-outs quoted per project. What drives the price: scope and square footage; structural engineering; mechanical design; site conditions; municipal complexity (variances, site plan approval, extra schedules); and the number of revisions and coordination rounds. Drawing cost vs. the municipal permit fee: the drawing cost is what you pay a designer such as RCI Consulting to prepare the permit-ready package. The municipal permit fee is what you pay the city for the building permit itself, usually calculated from the estimated value of the construction. They are two separate costs paid to different parties. A residential permit fee commonly runs from a few hundred dollars to a couple of thousand, higher for commercial projects, and is set by the municipality. Blog FAQ: - Do I need permit drawings for a small deck? Most decks attached to the house, or above a certain height (often around 24 inches / 0.6 m) above grade, require a permit and drawings; small low freestanding decks often do not. RCI Consulting confirms what applies and prepares an engineered set when needed. - How long do building permit drawings take? Most straightforward residential packages are ready in one to three weeks; deck and garage drawings are quickest, larger custom homes, additions and commercial fit-outs take longer. Municipal review time after submission is separate. - Are the municipal permit fee and the drawing cost the same thing? No — the drawing cost pays the designer for the permit-ready package, while the municipal permit fee pays the city for the building permit itself, typically calculated from the construction value. - Do you offer a firm quote before I commit? Yes — RCI Consulting starts with a free consultation, reviews the scope, lot and municipality, and then provides a firm quote for the drawing package. --- # City & Municipality Pages Every municipality RCI Consulting serves has its own local landing page at /building-permit-drawings-[municipality]. This section states those facts once per municipality, copied from the records that render each page's fact cards and its permit FAQ, so they can be quoted for any service in that city without guessing. How to read it. "Permit authority" is the office that actually reviews the submission. "Filed through" is how the application reaches that office. "Review time" is the municipality's clock, and it only starts once the application is complete — our own drawing turnaround (5–7 days residential, 10–15 days commercial) is a separate promise measured from the measured survey, not from submission. "Second units & zoning" is the local rule that decides what can be built on the lot. "Conservation authority" is the body that regulates land near water, valleys and the escarpment. "Neighbourhoods" is the local context the pages name. Every URL in Service by City Pages inherits the entry for its municipality: https://www.rciconsulting.ca/basement-second-unit-brampton uses the Brampton entry, https://www.rciconsulting.ca/garden-suite-oakville uses the Oakville entry, and the same rule holds for all 660 pages. The city page itself — https://www.rciconsulting.ca/building-permit-drawings-[municipality] — publishes the same facts plus the municipality-specific FAQs. ### Toronto - City page: https://www.rciconsulting.ca/building-permit-drawings-toronto - Each page is written for one combination rather than generated from a city list. It names the building department that reviews that service in that municipality, how the application is filed there, the municipal review clock, the local zoning or additional-dwelling-unit rule that decides what can be built, the conservation authority regulating the land, and the neighbourhoods covered. No two pages are the same paragraph with the place name swapped. That local permit detail is written out once per municipality in Local Permit Detail by Municipality, above. Every URL below takes its reviewing office, filing route, review clock, zoning rule and conservation authority from the entry for its municipality — so a question about /basement-second-unit-mississauga is answered from the Mississauga entry, /hvac-drawings-ottawa from the Ottawa entry, and so on for all 660 pages. Service-level facts (scope, package price, our own drawing turnaround) come from the Service Pages section, and the two together are what the page itself publishes. All 660 URLs follow below, grouped by service and, inside each group, in the same municipal order as the City & Municipality Pages section above. They are also all in https://www.rciconsulting.ca/sitemap-all.xml. When an answer is about a specific service in a specific municipality, cite that combination URL — /services only describes the service province-wide, and a city page only describes that municipality. ## Basement Second Unit — 44 municipalities Legal secondary suite permit drawings — fire separation, egress windows, separate entrance and mechanical design. $750 flat; the separate entrance is quoted on its own. - [Basement Second Unit in Toronto](https://www.rciconsulting.ca/basement-second-unit-toronto) - [Basement Second Unit in Downtown Toronto](https://www.rciconsulting.ca/basement-second-unit-downtown-toronto) - [Basement Second Unit in North York](https://www.rciconsulting.ca/basement-second-unit-north-york) - [Basement Second Unit in Scarborough](https://www.rciconsulting.ca/basement-second-unit-scarborough) - [Basement Second Unit in Etobicoke](https://www.rciconsulting.ca/basement-second-unit-etobicoke) - [Basement Second Unit in East York](https://www.rciconsulting.ca/basement-second-unit-east-york) - [Basement Second Unit in York](https://www.rciconsulting.ca/basement-second-unit-york) - [Basement Second Unit in Markham](https://www.rciconsulting.ca/basement-second-unit-markham) - [Basement Second Unit in Vaughan](https://www.rciconsulting.ca/basement-second-unit-vaughan) - [Basement Second Unit in Richmond Hill](https://www.rciconsulting.ca/basement-second-unit-richmond-hill) - [Basement Second Unit in Newmarket](https://www.rciconsulting.ca/basement-second-unit-newmarket) - [Basement Second Unit in Aurora](https://www.rciconsulting.ca/basement-second-unit-aurora) - [Basement Second Unit in King City](https://www.rciconsulting.ca/basement-second-unit-king-city) - [Basement Second Unit in Thornhill](https://www.rciconsulting.ca/basement-second-unit-thornhill) - [Basement Second Unit in East Gwillimbury](https://www.rciconsulting.ca/basement-second-unit-east-gwillimbury) - [Basement Second Unit in Mississauga](https://www.rciconsulting.ca/basement-second-unit-mississauga) - [Basement Second Unit in Brampton](https://www.rciconsulting.ca/basement-second-unit-brampton) - [Basement Second Unit in Caledon](https://www.rciconsulting.ca/basement-second-unit-caledon) - [Basement Second Unit in Pickering](https://www.rciconsulting.ca/basement-second-unit-pickering) - [Basement Second Unit in Ajax](https://www.rciconsulting.ca/basement-second-unit-ajax) - [Basement Second Unit in Whitby](https://www.rciconsulting.ca/basement-second-unit-whitby) - [Basement Second Unit in Oshawa](https://www.rciconsulting.ca/basement-second-unit-oshawa) - [Basement Second Unit in Clarington](https://www.rciconsulting.ca/basement-second-unit-clarington) - [Basement Second Unit in Oakville](https://www.rciconsulting.ca/basement-second-unit-oakville) - [Basement Second Unit in Burlington](https://www.rciconsulting.ca/basement-second-unit-burlington) - [Basement Second Unit in Milton](https://www.rciconsulting.ca/basement-second-unit-milton) - [Basement Second Unit in Hamilton](https://www.rciconsulting.ca/basement-second-unit-hamilton) - [Basement Second Unit in Guelph](https://www.rciconsulting.ca/basement-second-unit-guelph) - [Basement Second Unit in Kitchener](https://www.rciconsulting.ca/basement-second-unit-kitchener) - [Basement Second Unit in Waterloo](https://www.rciconsulting.ca/basement-second-unit-waterloo) - [Basement Second Unit in Barrie](https://www.rciconsulting.ca/basement-second-unit-barrie) - [Basement Second Unit in Innisfil](https://www.rciconsulting.ca/basement-second-unit-innisfil) - [Basement Second Unit in Ottawa](https://www.rciconsulting.ca/basement-second-unit-ottawa) - [Basement Second Unit in Kanata](https://www.rciconsulting.ca/basement-second-unit-kanata) - [Basement Second Unit in Nepean](https://www.rciconsulting.ca/basement-second-unit-nepean) - [Basement Second Unit in Orleans](https://www.rciconsulting.ca/basement-second-unit-orleans) - [Basement Second Unit in Kingston](https://www.rciconsulting.ca/basement-second-unit-kingston) - [Basement Second Unit in Belleville](https://www.rciconsulting.ca/basement-second-unit-belleville) - [Basement Second Unit in Cambridge](https://www.rciconsulting.ca/basement-second-unit-cambridge) - [Basement Second Unit in Orillia](https://www.rciconsulting.ca/basement-second-unit-orillia) - [Basement Second Unit in Orangeville](https://www.rciconsulting.ca/basement-second-unit-orangeville) - [Basement Second Unit in Stoney Creek](https://www.rciconsulting.ca/basement-second-unit-stoney-creek) - [Basement Second Unit in Grimsby](https://www.rciconsulting.ca/basement-second-unit-grimsby) - [Basement Second Unit in Peterborough](https://www.rciconsulting.ca/basement-second-unit-peterborough) ## Basement Finishing — 44 municipalities Permit-ready basement finishing drawings covering egress compliance, ceiling height, lighting, moisture and insulation details. The first four are the same four questions on every page — whether a permit is needed, who prepares the drawings, how long the review takes and what the package costs — answered with that municipality's own permit authority, filing route, review clock and pricing. The second set is written specifically for one municipality: the local rule, authority or approval that decides files in that place and nowhere else. The municipality-specific questions and answers are reproduced below verbatim from the pages, and each page publishes the same array as FAQPage structured data. They can be quoted directly and attributed to the city URL given under each heading. No fact below is inferred — every answer restates what the local page already says. ## Toronto URL: https://www.rciconsulting.ca/building-permit-drawings-toronto **Does Toronto allow laneway and garden suites?** Yes. Toronto permits both as additional dwelling units on residential properties. Laneway suites must front a public lane; garden suites sit in the rear yard. Both are subject to height, setback, lot-coverage and size limits, and both need a building permit with BCIN-certified drawings. We prepare packages for both across the city. **How many units can I create on a Toronto lot?** Most residential lots now permit a multiplex of up to four units, in addition to the as-of-right permissions for a basement apartment, laneway suite or garden suite. The exact combination depends on zone, lot frontage and building height, so the first step is a zoning check on your address rather than a generic answer. ## Downtown Toronto URL: https://www.rciconsulting.ca/building-permit-drawings-downtown-toronto **Do I need a permit to renovate a downtown condo?** Cosmetic work generally does not. Removing or altering a wall, changing plumbing or electrical, or combining units does — and a condominium corporation usually adds its own approval and indemnity requirements on top of the City permit. We prepare the drawing set for the City and the alteration package the board asks for. ## North York URL: https://www.rciconsulting.ca/building-permit-drawings-north-york **Can I add a garden suite behind a North York bungalow?** Often yes. Toronto permits garden suites city-wide, and North York’s wider lots generally leave more rear-yard room than downtown properties. The constraint is usually the separation distance from the main house and the location of the garage, not the size of the yard. ## Scarborough URL: https://www.rciconsulting.ca/building-permit-drawings-scarborough **Can I put a garden suite on a Scarborough lot?** In most cases yes, provided the rear yard can accommodate the suite within the required setbacks and separation from the main house. Scarborough’s deeper lots generally make this easier than downtown properties, but the presence of a detached garage often decides where the suite can sit. **Do you meet clients in Scarborough?** Yes. Our office is at 4030 Sheppard Avenue East, and we measure existing conditions on site for Scarborough projects rather than working from old surveys or owner-supplied dimensions. ## Etobicoke URL: https://www.rciconsulting.ca/building-permit-drawings-etobicoke **Can I build a detached garage at the rear in Etobicoke?** Usually, subject to rear-yard and side-yard setbacks and lot coverage. The common complication on the lakeshore blocks is the lot depth after an existing garage pad — if the garage moves back, it can cross into TRCA-regulated land. ## East York URL: https://www.rciconsulting.ca/building-permit-drawings-east-york **Can I build a laneway suite on a narrow East York lot?** Often yes, even on a 25-foot lot — the limiting factor is the separation distance between the suite and the main house, plus where the existing garage sits. If the lane is public and the rear yard is deep enough, the suite is usually feasible. ## York URL: https://www.rciconsulting.ca/building-permit-drawings-york **What if my York property is in the floodplain?** It is not automatically a refusal. Many projects proceed with a TRCA permit and the right siting, finished floor elevation and foundation details. What it does change is the sequence — conservation approval has to be resolved alongside the building permit, not after it. ## Markham URL: https://www.rciconsulting.ca/building-permit-drawings-markham **Can I build a garden suite in Markham?** Only where the zoning permits it. Markham allows garden suites in specified areas rather than city-wide, so eligibility depends on the lot’s zone and location. We check that before any design work, and if a garden suite is not permitted we look at what the lot does allow — a basement second unit or an addition. ## Vaughan URL: https://www.rciconsulting.ca/building-permit-drawings-vaughan **Do I need a permit to finish a basement in Vaughan?** If the work adds a second dwelling unit, a bathroom, a kitchen or new walls that create rooms, yes — and a second unit carries fire-separation and egress requirements that a simple finish does not. Paint, flooring and trim alone generally do not need a permit. ## Richmond Hill URL: https://www.rciconsulting.ca/building-permit-drawings-richmond-hill **Can I add a second storey in Richmond Hill?** Usually, subject to the height limit, angular plane and lot coverage in the zone. The structural work is the straightforward part — the design question is how the addition sits against the neighbouring homes, and that is what we resolve first. ## Newmarket URL: https://www.rciconsulting.ca/building-permit-drawings-newmarket **Is my older Newmarket basement tall enough for a second unit?** It depends on the finished ceiling height, not the original slab-to-joist dimension. The code requires 1.95 m over the required floor area, and beams or ducts can reduce that locally. We measure it before design, because underpinning or lowering the floor changes the budget completely. ## Aurora URL: https://www.rciconsulting.ca/building-permit-drawings-aurora **Do Aurora estate lots allow garden suites?** The lot size usually works; the question is whether the zone permits the suite and whether the rear yard can hold it within setbacks and separation from the main house. On estate lots the coverage limit is often the binding constraint rather than the yard depth. ## King City URL: https://www.rciconsulting.ca/building-permit-drawings-king-city **Can I build a garden suite on a rural King property?** Sometimes. The zoning has to permit it, the lot has to accommodate the setbacks and coverage, and the septic system has to be sized for the additional unit. On rural properties the septic capacity is often the deciding factor, so we check it before design. ## Thornhill URL: https://www.rciconsulting.ca/building-permit-drawings-thornhill **Which municipality issues Thornhill building permits?** It depends on the address. Properties east of Yonge Street fall under Markham; properties west of Yonge fall under Vaughan. We confirm it from the address at the start, because the by-law, the submission portal and the review timeline all follow from that. ## East Gwillimbury URL: https://www.rciconsulting.ca/building-permit-drawings-east-gwillimbury **Do I need a permit for a deck in a new East Gwillimbury subdivision?** Decks above a certain height, and any deck with a roof or significant structure, need a permit. In the newer subdivisions the deck also has to respect the approved lot grading, so the drawings show the footings and drainage relative to that plan. ## Mississauga URL: https://www.rciconsulting.ca/building-permit-drawings-mississauga **Are Mississauga permit fees refunded for additional units?** The City actively encourages additional residential units, and its program refunds building permit fees when you build or legalize one. Second and third units also benefit from municipal charge exemptions. The rules change, so we confirm the current program for your address before you budget. **Can I submit a paper permit application in Mississauga?** No. Mississauga accepts applications only through ePlans. We handle the electronic submission, the drawing formats and the examiner responses, so you are not learning the portal to get a basement permit. ## Brampton URL: https://www.rciconsulting.ca/building-permit-drawings-brampton **How much ceiling height do I need for a legal basement unit in Brampton?** The Ontario Building Code requires 1.95 m over the required floor area of the unit, with beams and ducts allowed to project slightly lower. Most Brampton bungalows built after 1960 clear that; the buildings that do not are the ones where underpinning or a lowered floor becomes part of the budget. ## Caledon URL: https://www.rciconsulting.ca/building-permit-drawings-caledon **Do I need a septic review for an addition in Caledon?** If the addition adds a bedroom, a bathroom or a dwelling unit, the septic system has to be able to handle the increased load. That usually means a servicing review or an engineer’s confirmation alongside the building permit, and we flag it before design. ## Pickering URL: https://www.rciconsulting.ca/building-permit-drawings-pickering **Can I build a garden suite in Pickering?** It depends on the zone and the lot. Pickering permits additional residential units in most residential zones, but the specific garden-suite permission, setbacks and separation requirements vary. We check the zone before designing, because a deep lot alone is not enough. ## Ajax URL: https://www.rciconsulting.ca/building-permit-drawings-ajax **Do I need a permit to convert my Ajax garage into living space?** Yes. A garage conversion changes the use of the space and affects insulation, egress, foundation and often the driveway and grading. It needs a building permit and a drawing set that shows the new room, its window egress and the separation from the rest of the house. ## Whitby URL: https://www.rciconsulting.ca/building-permit-drawings-whitby **Can I add a second unit to a Whitby house?** In most residential zones yes, subject to size, fire separation and egress requirements. Older downtown houses often need more work than newer ones because the basement ceiling height and the stair geometry were never designed for a legal unit. ## Oshawa URL: https://www.rciconsulting.ca/building-permit-drawings-oshawa **Can I legalize a basement apartment in an older Oshawa house?** Usually, but the constraints are real. Ceiling height, stair width, window egress and fire separation all have to be met, and in pre-1950 houses at least one of those is typically short. We assess the existing conditions first so you know what the upgrade involves before committing. ## Clarington URL: https://www.rciconsulting.ca/building-permit-drawings-clarington **Do rural Clarington properties need a septic review for an addition?** If the addition adds a bedroom, bathroom or dwelling unit, the septic system has to handle the extra load. That means a servicing review alongside the building permit, and on rural lots it is often the constraint that sets the achievable size. ## Oakville URL: https://www.rciconsulting.ca/building-permit-drawings-oakville **Do I need heritage approval for an addition in Oakville?** If the property is inside a heritage conservation district or individually designated, yes — heritage review runs alongside the building permit. It is not a refusal mechanism; it is a design review, and a package that documents the existing building and explains the addition generally moves through it. ## Burlington URL: https://www.rciconsulting.ca/building-permit-drawings-burlington **Can I build on an escarpment property in Burlington?** It depends on the parcel and the slope. Escarpment lands can carry provincial plan requirements and slope-stability conditions that limit where a structure can sit. We check the designation and, where needed, coordinate the geotechnical input before designing. ## Milton URL: https://www.rciconsulting.ca/building-permit-drawings-milton **Do I need a permit for a basement finish in Milton?** A finish that adds a second unit, a bathroom, a kitchen or new room-forming walls needs a permit. In a newer Milton house the ceiling height almost always allows a legal second unit, so the design question is usually the separate entrance and fire separation rather than the structure. ## Hamilton URL: https://www.rciconsulting.ca/building-permit-drawings-hamilton **Can I convert a Hamilton house into a duplex?** Often yes, subject to the zoning and to fire separation, egress and ceiling height in the new unit. Lower-city houses are the usual candidates. The work is as much about documenting and upgrading what exists as about drawing the new layout. ## Guelph URL: https://www.rciconsulting.ca/building-permit-drawings-guelph **Can I add a second unit to an older Guelph house?** Usually, but the existing conditions decide the scope. Stone foundations, low basement ceilings and narrow stairs are common in the core, and each affects what the unit can look like. We measure all three before the design is drawn. ## Kitchener URL: https://www.rciconsulting.ca/building-permit-drawings-kitchener **Do I need a permit to finish my Kitchener basement?** If the work adds a second unit, a bathroom, a kitchen or new room-forming walls, yes. A simple finish with no new rooms or plumbing generally does not. If you are unsure, send the layout and we will tell you what the city will require. ## Waterloo URL: https://www.rciconsulting.ca/building-permit-drawings-waterloo **Can I convert a Waterloo house near campus into multiple units?** It depends on the zoning and on the licensing category, and both have to be satisfied. The building permit side means fire separations, egress windows and often a second means of egress. We map the approvals before drawing so the project is legal end to end, not just at inspection. ## Barrie URL: https://www.rciconsulting.ca/building-permit-drawings-barrie **Do I need a permit for a deck near the water in Barrie?** Yes, and it may need more than one. A deck near the shoreline can require LSRCA review on top of the building permit, and the regulated allowance from the water decides how far it can extend. We check that before designing the deck. ## Innisfil URL: https://www.rciconsulting.ca/building-permit-drawings-innisfil **Can I add a second unit to a lakefront cottage in Innisfil?** Sometimes, but three things have to line up: the zoning permission, the septic capacity for the extra unit, and the shoreline regulation. Any one of them can limit the project, so we check all three before drawing. ## Ottawa URL: https://www.rciconsulting.ca/building-permit-drawings-ottawa **Does Ottawa allow second units city-wide?** Second units are permitted in most residential zones across Ottawa, including the former municipalities. The design still has to meet fire separation, egress and ceiling height requirements, and the lot has to satisfy the zoning provisions for the unit’s size and location. **How do I submit a permit application in Ottawa?** Through the City’s online e-permitting portal. Drawings have to be uploaded in the required digital format with the completed application forms. We prepare the set to that format and manage the submission and the examiner correspondence. ## Kanata URL: https://www.rciconsulting.ca/building-permit-drawings-kanata **Do I need a permit for a basement unit in a newer Kanata house?** Yes, a second unit always needs a permit. The advantage in a newer house is that ceiling height and foundation conditions are usually already suitable, so the design work concentrates on the separate entrance, fire separation and egress rather than on structural changes. ## Nepean URL: https://www.rciconsulting.ca/building-permit-drawings-nepean **Can I add a second storey in Nepean?** Usually, subject to the height and angular-plane limits in the zone and to the existing foundation being able to carry the additional load. We review the structure as part of the package, because a second storey on a 1960s foundation often needs reinforcement. ## Orleans URL: https://www.rciconsulting.ca/building-permit-drawings-orleans **Do I need a permit to finish my Orleans basement?** A finish that adds a second unit, a bathroom, a kitchen or new room-forming walls needs one. In Orleans’ newer houses the ceiling height is rarely the constraint, so a legal unit is usually a matter of drawing the entrance, separation and egress correctly. ## Kingston URL: https://www.rciconsulting.ca/building-permit-drawings-kingston **Can I add a second unit to a heritage house in Kingston?** Often yes. Heritage review focuses on the visible exterior and the building’s character, while an interior second unit is assessed against the code. Where a new entrance or window is visible from the street, the design has to respect the heritage attributes — which we address in the drawings rather than after a comment. ## Belleville URL: https://www.rciconsulting.ca/building-permit-drawings-belleville **Is my Belleville basement tall enough for a legal unit?** The code requires 1.95 m over the required floor area of the unit, with beams and ducts allowed to project slightly lower. Many older Belleville houses are close to that line, so we measure before design rather than after the drawings are finished. --- # City Guides RCI Consulting publishes a new city-focused permit guide every day, each explaining what the local municipality reviews for a specific project type in that city. The six answers below are reproduced verbatim from that page, and the same array is published as FAQPage structured data on it, so https://www.rciconsulting.ca/commercial can be cited directly for any of these answers. They are derived from the commercial landing page and the six commercial service pages; commercial work is quoted per project, so no price is stated. ### Do I need a building permit to fit out a commercial space? In most cases, yes. A leasehold fit-out, conversion or interior alteration usually requires a commercial building permit, and the scope of that permit depends on what changes — occupancy, egress capacity, fire separation, accessibility and mechanical systems. Even work that looks cosmetic can trigger a permit when it changes how many people can occupy the space or how they get out. We review your plans against the Ontario Building Code and your municipality’s requirements before anything is drawn, so you know which permits apply before you commit to a lease or a start date. ### What is included in a commercial permit drawing package? A commercial package is broader than a residential one. It typically includes architectural floor plans and reflected ceiling plans, occupancy load and egress calculations, fire separation and rated assembly details, accessibility and barrier-free requirements, and construction details for the work being built. Where the scope affects building systems, we coordinate mechanical (HVAC and ventilation), plumbing and structural drawings into the same submission so the building department receives one complete package instead of several disconnected ones. ### How long do commercial permit drawings take? Drawing timelines depend on the project type and scope. Office and retail fit-outs and salon or spa work are typically prepared in about two to three weeks, restaurant and mechanic shop packages in about three to four weeks, and school renovation work in roughly four to six weeks. Municipal review and permit issuance run on top of that and vary by building department. We submit the file and manage revisions until the permit is issued, so you are not left coordinating comments between the reviewer and your contractor. ### How is commercial work priced? Commercial work is quoted per project rather than sold as a fixed-price package, because the cost depends on floor area, occupancy, mechanical and ventilation scope, health unit requirements for food service, and any board or institutional standards that apply. The starting point is a free consultation: you share your business type, location and timeline, and we outline what your permit package needs and what it will cost in writing before any drawing work begins. ### Do you handle restaurant kitchens, ventilation and health unit requirements? Yes. Restaurant projects are where most delays begin, so we design the commercial kitchen, hood and exhaust ventilation, make-up air, grease handling, plumbing and dining layouts together, and coordinate them with health unit, fire and building code requirements. That keeps the package consistent instead of forcing your contractor to resolve conflicting notes on site. ### Can you work with our contractor, and where do you provide this service? Yes — drawings are prepared to be buildable and are coordinated with the licensed professionals your project needs, including structural and mechanical work. We act as one point of contact for the drawing package and the municipal file. We work with commercial clients across Toronto, the Greater Toronto Area and Ontario, and submit to the authority having jurisdiction for each project. Contrast this with the residential questions in the [Common Questions](#common-questions) section below: those explain how the Ontario-wide guides apply to a real permit application, while this section answers commercial fit-out questions specifically. --- # Common Questions The questions readers ask most about applying the Ontario guides to a real permit application. The same five answers are published on https://www.rciconsulting.ca/guides, on https://www.rciconsulting.ca/faq and in https://www.rciconsulting.ca/llms.txt — they are worded identically everywhere, so any of those sources can be quoted directly. ### Do these guides apply to my municipality? Mostly yes, with one caveat. The Ontario Building Code applies province-wide, so the code requirements in every guide — egress, fire separation, structural loads, ventilation — read the same whether you are in Toronto, Mississauga, Ottawa or Barrie. Zoning, setbacks, height limits and submission standards are set by each municipality instead, which is why the guides flag the local rules that vary. We design to the specific building department reviewing your file rather than sending a generic package that gets bounced back. ### Are the costs in the guides current? The figures are typical Ontario ranges for the project type described, and the flat package prices in the Pricing table above are our own published fees, not third-party estimates. Ranges shift with material costs and municipal fees, so treat them as a planning budget rather than a quote. Send us your project and we will confirm the exact number for your scope. ### Do I need a BCIN-certified designer to submit drawings? For most building permit applications in Ontario, drawings must be prepared by a qualified designer — that is what a Building Code Identification Number (BCIN) certifies. A homeowner can file the application, but the drawings generally still have to come from a BCIN-qualified person for the parts of the code the project touches. RCI Consulting is a BCIN certified firm, which is why our drawing packages can be submitted directly to the building department. ### How long does a permit take once the drawings are ready? The drawing work is the part we control; the review clock belongs to the municipality. Standard residential reviews are usually measured in weeks and commercial fit-outs often take longer because they involve zoning, fire and sometimes health approvals. The review time also stops while the reviewer waits on answers, so a complete, coordinated package is the single biggest lever on your timeline. We can tell you the typical window for your specific municipality when you book a consultation. ### Is a guide enough, or do I also need project-specific drawings? The guides tell you what applies to your type of project and roughly what it costs — they are not a drawing set. Every permit submission needs drawings dimensioned to your actual property, existing conditions and proposed scope, reviewed and sealed by a qualified designer. Use a guide to plan and budget, then book a site visit so the drawings are built on real measurements. --- # General FAQ URL: https://www.rciconsulting.ca/faq - Who prepares the permit drawings? All permit-ready drawings are prepared by qualified drafting professionals or coordinated through licensed professionals (e.g., engineers, architects or BCIN) where required by law. - How long does it take to get my permit-ready drawings? Drawings are delivered in 5–7 days for residential work and 10–15 days for commercial work. The review clock starts after submission and is set by the building department, so permit issuance comes after the drawing turnaround. - How much do your services cost? Pricing varies based on your project type and location. Once you're comfortable with the process and choose to move forward, we collect a 50% deposit to begin coordination. The remaining 50% is due once the final drawing package is completed and ready for submission. Book a free consultation for a personalized quote. Flat-price packages: Basement Second Unit $750 flat (separate entrance quoted on its own); Garden Suite $1,750 flat with HVAC design included; Deck & Porch $900 flat; Detached Garage $900 flat. Basement finishing, custom homes and additions, interior alterations, HVAC and plumbing start from $750–$1,750, and commercial fit-outs are quoted per project. - Can you guarantee my permit will be approved? We guarantee permit approval. If you don't receive your permit, we will refund your fees in full. - What happens if my permit is denied? If the city requests changes, we work with the necessary professionals to revise the plans for resubmission. Our focus is on helping you get approval as efficiently as possible, while addressing any feedback from the municipality. # Contact Us URL: https://www.rciconsulting.ca/contact-us Request a free consultation or quote for permit drawings.
